Put down the cookie! There’s 40 some odd days till Memorial Day!

You bought the beach pass, you have the Vilebrequin, the Herve Legere and the Birkin.    It’s official you’re ready to hit the beach, as long as you don’t have to pass a mirror first.  Yeah, all of those holiday cookies, turkey, ham, brisket and chocolates have finally taken their toll.    Well have no fear, I’ve done the research for you and if you’re willing to put on your sneakers you’ll be looking like Keira Knightly after a juice cleanse in no time!

It wasn’t that long ago when a new spin studio that I can’t remember it’s name (unless I read one of my old postings) opened and disappeared faster than the free food at a real estate brokers open house.   This time around Westhampton Beach’s CrossFit Hamptons is going into the location.    I stopped by the other day and apparently  classes are already underway.  If you want more details on times and class schedules you can visit their website.   www.cfhamptons.com   If you mention P-11 for some reason they’ll even give you a free week.

Also, some of your old favorites are back and ready for the Summer of ’13.    I’m getting tired so I’m just going to give you the lowdown on some of the more popular places to work up a sweat on the east end.  In no particular order…..
1) SOULCYCLE – 68 Newtown Lane, East Hampton.   The funky spin classes that you can hear on the street are back again for another season.   www.soul-cycle.com
Best Reason to Go – It’s one heck of a workout and the instructors are more like coaches than drill seargents.
Reason Not to Go – Cult like following.  Friends of mine talk about SoulCyle like it’s the Scientology of fitness and that just scares me.
2) FLYWHEEL – 65 Montauk Highway, East Hampton next to the bowling alley.  Also in the Summers at Sag Harbor Gym, 1 Bay Street Sag Harbor.   This is the place with “stadium” bikes where they post your workout on a monitor for all to see.  So if you’re looking for mellow workout this isn’t where you want to go. www.flywheelsports.com
Best Reason to Go – A great work out and some good celebrity spotting at virtually every class.
Reason Not to Go – They post your work out on a monitor and that’s not fun when you’re trying to sweat out the alcohol from the night before!
3) B East – 199 Main Street, Amagansett.   Call it spinning with a twist or an angle.  B East features “core bikes” which actually turn and twist to give you more of a workout.   I have to admit, they’re a little scary at first for the uncoordinated like moi but if you just relax you’ll eventually get the hang of it.   www.eastfit.com
Best Reason to Go –  A more casual and fun atmosphere.  Not everyone there is in Lululemon!
Reason Not to Go – It’s next to Mary’s “friggin” Marvelous!  A workout doesn’t count if you have the amazing tuna salad followed by a coconut cupcake chaser after the class.  Screw the class I’m hungry!
4) Barry’s Bootcamp – 352 Montauk Highway, Wainscott. Now I’ve never been but they have locations everywhere from London to LA.  According to their website “Since 1998, Barry’s Bootcamp has revolutionized group fitness by delivering “The Best Workout in the World” to a legendary following, including many celebrities.”   Their gyms also feature “night club lighting, urban décor.”  Hmmmmmm… I’m not so sure about that last part.    www.barrysbootcamp.com
Best Reason to Go –   Easy parking in the Wainscott shopping center.
Reason Not to Go – It’s a boot camp!!!
Finally, everyone has been talking about those two Wall Street guys that were stupid enough to leave notes trying to cut out the broker after being shown properties out east.   Do you really think this is the first time this has happened?

Design of the TImes!

So everyday, I have people ask me, “why hasn’t my house rented/sold!?”    While I’ve spoken about things like pricing, marketing and bad agents there is also one that comes up often.  It’s the house that hasn’t had a make over in 20 years.   While there are some savvy home buyers who can see the potential with any house with good bones, most can’t see through the chipping paint, worn out carpeting and dated furniture.

So what can you do to make your home more marketable?  Well you can hire an interior designer or home stager for one.  One of my friends who also happens to be MY home designer Drew McGukin (I may be stylish but my taste in home decor is a bit “off” so I hired him) recently stopped by to discuss what is “in” and what is “out” in home furnishings.   He also gave me some great ideas for what’s in , what’s out and where to get the best bang for your buck!   I hope you find this as fun to watch as I had talking with him…

An Ode to Spring and some Food Fodder for the East End!

Well some good news for those who love a good steak or a great juicy burger.  Sag Harbor’s venerable favorite Cromer’s Meat Market is setting up shop in the Hamptons Market on Race Lane.   In case you’re not aware, they also provide meats to more than a dozen restaurants on the East End.  So you know they’re pretty good.   Signs in the market indicate it will be opening today (March 21st).     If you remember, there hasn’t been a butcher there since before the market suffered from a fire and forced renovation about a year ago.   A nice ode to spring unless of course you’re a cow!

Meanwhile, sometimes a name change is just a name change   The former Agave in Bridgehampton… which is not to be confused with the old Agave in Sag Harbor or the current Agave in Westhampton… has changed its name to Mercado.  According to their website, this is due to the constant confusion with the other said restaurants.  Now, I know and I have heard the criticism that this place is the worst thing to happen to Mexican food since The Blue Parrot but I disagree.   The food is actually pretty good.   I’ve gone in a few times and tried the fajitas, burritos, chips, guacamole, salads, margaritas and more.  All were pretty standard and actually better than any other Mexican restaurant (other than LaFondita) in the Hamptons.   The only thing that drove me to drink after my dinner was the fact the service was the equivalent of being water boarded.    But hey it’s the most edible Mexican menu with eat in service in town.    I have a few friends who actually like La Superica in Sag Harbor, but I’ll to reserve judgment for now and try again when they open for the season. If you’re a person who loves new places and things, you’ve more than likely visited Trip Advisor.  You know the place where every day folks let you know what they think of this hotel or that restaurant.   For example, if you want a good chuckle read the reviews on Blue Parrot.    Well I recently logged onto the site and I noticed something a little odd.  The “East End Eating Disorder Center” is apparently seeking reviews on the site. While, I’m not so sure if this is a good idea, I can assure you there will be no middle ground.  My guess is most of the reviews are either the portions are too large or in fact too small.  Now, I’m not making fun of eating disorders but you have to admit, this is weird.  Besides if people are eating too much it’s just as easy to take them to Blue Parrot.

Speaking of weird, do you remember that WALK OF SHAME kit that Svedka Vodka produced a few summers ago?  Well with out going into detail, you can click here.  I’m sure the folks at this summer rental had these kits in abundance.    And you thought your summer renters were bad!

UPDATE: It looks like the Cromer’s move is a few days off.   Look for the opening this weekend.

A few reasons why you won’t be getting top dollar for your house!

So, the news seems to keep improving for the housing market.  In fact the premier report of the Hamptons market from Miller Samuel and Douglas Elliman (yeah, I’m a little biased but I’m pretty sure Douglas Elliman is the only firm that hires an outside appraiser Jonathan Miller to compile their report ) showed growth for the east end with all indicators pointing to this momentum continuing into 2013.   In fact, it appears to be the best market in about 5 or 6 years.     But even with all of this are you sure you’re still getting top dollar when selling your property?   Well there are a couple of mistakes I see sellers make over and over again and they can be affecting your bottom line.    Hopefully you’ll find my two cents worth more than a couple bucks.

A whole site dedicated to bad pics.  courtesy: badmlsphotos.com

1) Lousy photos – remember the old days where real estate agents would have you primp and prime for that public open house.  Well, those open houses are important too but odds are this won’t be the first time the potential buyers will be seeing your house.   Most buyers begin their search on the web and when the photos stink, they’re not even going to take the time to see your house in person.     If your broker or agent isn’t spending the money to have a professional shoot your house, they’re not the agent for you.   It’s amazing to me how some properties even in  the 3, 4, 5 or higher range have photos their agent took with their own digital camera.    If you don’t believe me, go take a look on HREO.COM, some of those photos are just plain bad!

2) Cruddy Curb Appeal – We all know that updated kitchens and bathrooms will do a lot to help sell a house but if front of the house is a mess, odds are potential buyers won’t even take the time to cross the front door.   So, if the paints chipping off the front door , you can easily see the foundation and the ’69 GTO still on cinder blocks in the drive way you may want to reconsider putting your house on the market.

3) Buckets of Clutter – I know you know this and your listing broker probably does too.  So, why not listen to them and get rid of all the extra furniture, nick knacks and the piles of pictures.    If you’re having a hard time separating yourself from some of your beloved possessions try renting a storage space or one of those “PODS,”  and have it take away.

I don’t do previews and I’ll get to you when I do!!!

4) The Rock Star Broker – They’re #1 they have 99 listings and they have bigger fish to fry than your “shack”.    Now, don’t get me wrong and it’s not sour grapes, there are some really great top brokers out here.  They have teams and assistants that juggle all of the balls with team work and could cook a souffle at the same time.  The sad truth though is  they’re not as common as you think.   In fact, I hear it over and over again from other agents across the board, “they refused to let me preview” or “they never return my calls.”   Hmmm, even the greenest of agents sometimes hits a home run and sells that zillion dollar property.    It’s simple math, the more people that get easy access to your house the better offer.  If your broker uses the words “I” and “me” too often, that should be your first tip off.

5) Pathetic Pricing – time but they’re not  Don’t make it about you… when you’re pricing your home it’s about the facts and the stats!!!  How much will a qualified buyer be willing to pay for your house.   Buyers don’t care about home much you paid for it or how much money you’ll need to pocket at the end of transaction.  They also don’t care about the custom gilded tub or the fung shui designed rose garden odds are those improvements were done for you and mean little to the potential buyers.  I admit it’s not a science and brokers don’t ever really know at what price a home will sell.  But they should have a good idea based on recent comparable sales and what’s currently on the market.  Remember, sellers typically get the best prices for their property early in the game.  So, price it right from the start and avoid aggravation and frustration.   As I’ve said before,  If you’re friend thinks it’s such a steal at that price, why don’t they buy it??!

Finally, the folks over at Designing the Hamptons have identified the location of this years designer showcase house!!  So, where is it… you have to click on their link to find out.  It’s their scoop and more importantly, I’m so over this designer show houses.    You know it’s been done to death when they start doing these in Hackensack N.J. and they HAVE!!   I’d rather see someone build and decorate a house with stuff on a budget… say … from Sears…or Home Goods now that I’d pay to see…. MOVE THAT BUS!!!
